What are maintenance fees for? |
|
Maintenance fees cover the ongoing cost of maintaining your resort. This includes the exterior and common areas of the resort as well as the interiors of your Vacation Club units. It also covers all of your Vacation Club service expenses such as reservations, check-in, housekeeping and management. |

What is a Transfer Fee? |
|
The Transfer Fee is a one time fee that covers the transfer and setup of the account into the Vacation Club. |

How often are maintenance fees due and when will I receive my statement? |
|
Maintenance fees are billed and due annually. The annual due date is determined by the "Designation Date" which corresponds to the start of your "Use Year." Your statement will be sent 30 days prior to the due date. |

Were any of these fees paid at the time of sale? |
|
As a general rule, no. Any fees paid at the time of sale go toward the initial purchase of your unit. The billing and collection of your maintenance fees, Transfer Fee & General Fund are done separately by your Vacation Club. |

Where can I find an outline of these fees when I purchased? |

These fees are located on your Disclosure Of Fees form furnished to you at the time of sale included in your contract. |

This is my first year and I own an "Every Other Year" plan. Why is my maintenance fee for the full amount? |
|
Maintenance fees are based on the cost of maintaining a unit for one full week. If you have purchased an "Every Other Year" plan and you have the right to book/reserve a full week right away, we will need to collect a full maintenance fee for the first year. All future years will be billed at 1/2 the annual assessment amount. |

If I am not going to use my week until later in the year, why do I need to pay my assessment at the start of my use year? |
|
Some owners feel it is not necessary to pay their annual assessments until such time as they wish to make a reservation for usage. This is not true. Your assessment payments are necessary for the Club to continue the ongoing operations of your Vacation Club. Property taxes must be paid on time. Land lease payments must be paid on time. Employees must be paid on time. Please protect your ownership and make your assessment payment on time. |

I own "Every Other Year," why am I receiving a bill every year? |
|
The designation of “odd year” and “even year” ownership pertains to your right to use the unit. Actually, you own 1/2 of an every year plan. All owners are billed every year. Therefore, you are billed every year for ½ of the amount that is charged to a regular week owner. |

May I reserve my week before I receive my statement? |
|
Yes. You may reserve your week up to 365 days in advance of your desired travel date. If your desired travel date falls in a future "Use Year" where maintenance fees have not yet been collected, we will collect your assessment at the time of reservation (The amount collected will be based on the current year assessment amount with any difference billed and due at your normal billing "Use Year"). |
